The Home Price Monitor Series reviews national home prices by examining several widely cited national measurements. It is released monthly and allows REALTORS® to gain insight into the recent performance of national prices, factors affecting that performance, and the likely direction of prices in the months ahead. The Home Price Monitor includes the same data covered in the national media that clients will expect their REALTORS® to know and be able to comment on and provides different, more complete coverage of the information all in one place.  The most current data for June is below.

Highlights

• Existing-home prices increased in April. Only new-home prices weakened a bit in the month. Over the year, home prices are down a bit, but the decline is smaller and almost nonexistent in the distressed-excluded data.
• Housing market activity is seasonal, so year-over-year comparisons are typically the most informative. However, the expiration of the tax credit one year ago makes year-over-year comparisons less informative than usual this period.
• Data continue to show that new homes have better price performance over the year; low levels of new construction and very little activity in the new-home sector should help maintain this trend though low sales levels also contribute to the substantial volatility in the data.

Outlook

• Distressed sales, which hold back existing-home prices, continued to trend down. In May they were 31 percent of all sales.
• Data from the REALTORS® Confidence Index show that the share of distressed sales peaked in the first quarter of 2009 and 2010.
• April and May data suggest that this pattern will also hold in 2011, suggesting that price performance is likely to improve in the months ahead. Stable inventories coupled with the seasonal boost in sales activity will also help support prices.
• Affordability remains high, but continued job growth, confidence, and available financing are necessary for consumers to take advantage. Tight credit spurred by proposed QRM rule changes may hold future buyers back. Learn more about the QRM.

Lake Nottley

We are in Blairsville for the holiday weekend. Yesterday we drove hwy 325 around Lake Nottley. The kids loved driving over the Dam and seeing both sides. This area is beautiful and there are many homes for sale up here. Our venture to the grocery store was enjoyable and the people are very nice. Looking forward to the boat parade today and some swimming and fishing with the kids.

Out Meeting People Today to spread the real estate word

It is important in real estate to share your story with many people.  By sharing you hear several other stories that can help you or someone you know in their time of need.   If you or someone you know is struggling in this market with finding a home or keep one they are already in, please feel free to forward our information to them so we can see what can be done.   There are several opportunities out there for everyone and we just might have the right contact to help your friend or family member.

Many people with real estate are conducting transactions unrepresented and are losing money as well as getting into deals that they are not aware that they are making.   This can be a costly mistake.

Video Editor

Been online looking for a video editor that will assist in fixing some noob errors of putting together our first trip out of filming HUD homes.   Any ideas would be taken into account.   Let me know of any ideas you may have.

Another Event for the 4th!

Fourth of July events will include the annual Walton County Music Guild Independence Day concert, which will begin Sunday at 7 p.m. at the McDaniel-Tichenor House in Monroe. Gates will open at 5 p.m.

Fourth of July is Fast Approaching

I know the 4th is just around the corner.  Everyone is gearing up for the cook out, camp out or just plain hang out.   The Oasis Church is known for a great fireworks show.  The Oasis Church

This is a great time for the family and all your friends.  In the past Loganville has had a 4th of July Parade.  See the below link to read the whole story.
Loganville Parade 5 years is no more.

Our son is a Boy Scout and has participated in the parade for 3 of the 5 years through Cub Scouts.  We will miss watching all the floats, tractors and fun that the parade brings.  If anyone is out there and interested in continuing with this great gift to the community please look at the link above.

My family and I will be visiting the city of Blairsville for the holiday and taking a little time for rest and relaxation away from all the electronics in our life.   It is nice to get away and unwind and refresh the spirit and soul.
